The Studio price includes everything listed below. No hidden extras. The annexe is ready to move into on handover.
WarmWall 250mm Insulation
250mm thick walls with double insulation. U-value of 0.15 W/m2K, which is well above Building Regulations requirements. This keeps heating bills low and the annexe warm in winter, cool in summer.
Fully Fitted Kitchen
Base and wall units, worktops, sink, integrated oven, hob, extractor, and space for a fridge/freezer.
Bathroom
Walk-in shower (level access, no step), WC, vanity basin, heated towel rail, and chrome fixtures.
Heating System
Energy-efficient electric heating throughout, designed to work with our WarmWall insulation for minimal running costs. Each room has individual thermostatic control.
Complete Electrics
Full electrical installation with consumer unit, ample sockets throughout, LED lighting, smoke and CO detectors. Ready for TV, phone, and internet from day one.
Double Glazing
High-quality uPVC double-glazed windows and French doors. Energy-efficient, secure, and maintenance-free with a 10-year guarantee.
Interior Finish
Plastered and painted walls in your choice of colours, quality flooring throughout, skirting boards, architraves, and interior doors. Move-in ready.
Plumbing
Complete hot and cold water supply, waste connections, and all internal plumbing. Utility connections are quoted separately based on your garden layout.
External Finish
Insulated steel panel exterior with a choice of cladding finishes. Low-maintenance construction built to last 30+ years.

From first call to move-in, the Studio annexe takes approximately 10 to 12 weeks.
Week 1-2
Site Visit & Quote
We visit your garden, discuss what you need, and give you a fixed-price quote.
Week 3-4
Design & Order
Finalise the spec, sign off the design, and manufacturing begins.
Week 5-8
Manufacturing
Your annexe is built in our workshop.
Week 9-10
Site Preparation
Groundworks and foundations prepared while we finish manufacturing.
Week 10-12
Installation
Annexe delivered, assembled, connected, and handed over.
